TYPES OF HOTELS


There  are  different  types  of  hotels  and various basis on which the  hotels are  classified,  such  as:
  1.  Size
  2.  Star Classification 
  3.  Location
  4.  Clientele
  5.  Ownership
  6.  Others 

1. On the basis of SIZE:
 According  to  the  size  i.e.  no.  of  rooms,  the  hotelis  classified  in  three  types: 

a. Small Hotels: The hotel which has less than 100 no. of rooms but more than 10 no. of rooms is classified  as  Small  Hotel.
b. MediumHotels:Thehotel whichhaslessthan200no.ofroomsbutmore than100no.ofroomsis classified  as  Medium  Hotel. 
c. Large Hotels: The  hotel  which has more  than 200 no. of rooms is classified as Large  Hotel. 

2. On the basis of STAR CLASSIFICATION
Star Classification system is an official system of classifying the hotels in India. According to this the hotels  are  classified  as  under: 
a. 1 STAR -  ⭐
b. 2 STAR - ⭐⭐
c. 3 STAR - ⭐⭐⭐
d. 4 STAR - ⭐⭐⭐⭐
e. 5 STAR - ⭐⭐⭐⭐⭐
f. 5 STAR DELUXE  -⭐⭐⭐⭐⭐ D

 Hotels are classified in this star rating by a committee called as HRACC - Hotel and restaurant Approval  & Classification  Committee.

 The  committee  comprises of the  following  members: - 
1. Representative  from  Ministry  of Tourism,  Govt.  of India 
2. Representative  from  Ministry  of Tourism,  State  GovernmentHotel 
3. Representative  from  FHRAI  – Federation of Hotel  & Restaurant Association of India 
4. Representativefrom  TAAI  –  Travel  Agent Association of India 
5. Representative  from  IATO  – Indian Association of Tour  Operator 
6. Regional  Director  of Tourism  Office  of the  State 
7. Member Secretary of HRACC 
8. Principal  of IHM  (Central) or  their  Representative 

3. On the basis of LOCATION
Based on location the  hotels are  further  classified  as  under:

a. City Hotel/Downtown Hotel/Business Hotel/Commercial  Hotel 
b. Suburb Hotel 
c. Resort Hotel 
d. Motel 
e. Rotel 
f. Floatel 
g. Boatel 
h. Airport Hotel/Airpotel 

a. CITY HOTEL/COMMERCIAL HOTEL/DOWNTOWN HOTEL/BUSINESS HOTEL:
✓ It is mainly located at the  heart of the  city. 
✓ Itiscentrally located and is at convenient distance from markets, railway station, airport, city  business  centers,  corporate  companies  etc.
✓ This hotel is expensive  than the  Suburb Hotel. 
✓ The clientele  of such hotels is Businessman and High Income  Tourist. 
✓ Thefacilities available in such hotels are Business Centre, Board Room, Conference Hall, Coffee Shop, Room Service, Specialty Restaurant, Swimming Pool, Bar, Beauty Parlor, Saloon, Health Club, Shopping Arcade, Foreign Exchange Counter, in rooms –personal computers with Wi-Fi facility, fax facility, electronic safe deposits, coffee making machines etc. 
✓ The atmosphere found in such hotels is mainly formal. 
✓ The duration of the stay of the  guest is between 3-5 days to  one  week. 

b. SUBURB HOTEL: 
✓ This hotel is mainly located in the  Suburb,  outskirts of the  city. 
✓ These hotels are moderately priced. 
✓ Normally, these hotels are patronized by low budget guests. The guests who do not want to stay in the heart of the city as they want to be away from hustle and bustle of the city prefer  such  kind of hotels. 
✓ Usually Writers,  Poets,  low  budget Students would like  to  stay in such hotels. 
✓ Such hotels will  have  semi  formals types of atmosphere. 
✓ Duration of the stay would be between 3-5 days to 2 weeks. 
✓ Facilities available are Swimming Pool, Garden, Room Service, Coffee Shop, and Specialty Restaurant,  Bar,  Shopping  Arcade,  beauty  Parlor,  Saloon,  and  Health  Club  etc. 

c. RESORT HOTEL
✓ The hotel which is located at tourist interest place like hill station, forest, beaches are called  as  Resort  hotels. 
✓ Resort hotels have  scenic  beauty or natural  attractions. 
✓ Most of the resort properties are  havinga  seasonal  business. 
✓ Thus, they offer package deal like four day, three nights with airport pickup and drop including  sightseeing. 
✓ The potential cliental of resort properties are holiday makers or people on vacations (mainly  families). 
✓ The facilities it offers are indoor and outdoor games, activities like golf course, tennis court, billiards, table tennis, badminton, horse ridding, inhouse theaters, swimming pools, health clubs with SONA bath, SPAs, library with reading rooms, courtyard, sightseeingfacilities,  children  activity  zone,  coffee  shop,  specialty  restaurant,  room  service. 
✓ They normally have weekend tariff, off-season tariff and children tariff. 
✓ Duration of the stay can be from 5 days to 2 weeks. 

d. MOTELS
✓ Motels are also called as motor hotels. 
✓ The concept of this type of hotel  originated in USA and it still  remains popular  there. 
✓ Such hotels are located on highway both national  and international. 
✓ Suchhotelsarenormallyeconomical andthe roadtravelersprefer to stayontheir wayfor night  halt. 
✓ Facilitiesprovidedare large parking areas, service stations, gas stations and petrol pumps nearby, coffee shops, room service, indoor games facilities, library, cyber café, swimming pools,  general  stores,  telecommunication  system  etc. 
✓ Such hotels should have road map guides. 
✓ The tariff of such hotels is moderate  and the  atmosphere  is semi-formal. 
✓ The duration of stay is short (few  hours or one  night). 

e. ROTELS 
✓ The hotels which rotate on wheels are known as rotels. 
✓ Normally a luxurious train fully sir conditioned well furnished with attached restaurants and bar,  private  cabins  designed  with  all  the  facilities. 
✓ The ticket is inclusive of rail ticket, accommodation, food and beverage service, sightseeing  etc. 
✓ It mainly covers the  different tourist  interest  places  of  various states. 
✓ The best example of this is Palace  on wheels. 

f. FLOTELS
✓ The hotels which float on water are known as floatels. 
✓ Such hotels consist of state rooms, balcony, reception counter, coffee shops, separate restaurants, pub or bar, swimming pool, casinos, library, reading rooms, cyber café, various  indoor  and outdoor  activities  etc. 
✓ The best example of floatels are  passengers cruise  liner  ships,  boat  houses etc. 
✓ The boat houses are cheaper than the cruise  liners. 
✓ Cruises are the most expensive  in terms of service  and tariffs. 
✓ The length of stay is 1-2 days to  2 weeks. 

g. BOATELS
✓ These are having boats or yatches which can ferry from one place to another and has required  facilities  such  as  bed  rooms,  kitchen,  open-  dining  facilities  etc. 
✓ The boats are mainly hired by single  family for excursions. 
✓ Comparatively they are  expensive  than house  boats.facilities,  children  activity  zone,  coffee  shop,  specialty  restaurant,  room  service. 
✓ They normally have weekend tariff, off-season tariff and children tariff.

✓ The duration of stay is from few  hours to 1-2 days. 
✓ Such hotels sometimes offer tariffs on hourly basis also. 

4. ON THE BASIS OF  CLIENTELE

a. HOSTEL
✓ Hostel is a very common facility available  in school  and colleges. 
✓ It can be patronized by different types of students coming  from  various regions in the country. 
✓ It has various facilities  such  as accommodation,  dining  rooms,  floor  wise  facility, common recreational  rooms,  indoor  and outdoor  games facility,  medical  facility  and sometimes attached bank  ATMs. 
✓ It can be charged either on monthly basis, quarterly basis or  yearly basis. 

b. HOSPITAL HOMES
✓ Nowadays health tourism has become very frequent worldwide. 
✓ Good hospitals are available  throughout the  country,  and different  people  all  over  the world visit  them  frequently. 
✓ Such hospitals provide  accommodation facilities for  relatives and friends of the patients.
✓ Service of good, hygienic  food and hygienic  atmosphere  is utmost important for  such hospital  homes. 

c. OLD AGE HOMES
✓ Such kind of homes offer a accommodation on residential  basis to  the  old people  who do  not want to stay with their  children or  who  do  not have  anyone  to  look  after them. 
✓ Such homes provide various facilities like  recreational  rooms,  room  service, restaurant,  a  doctor  or  a  nurse  on call  or  stationed on the  premises,  telephones in the room,  regular  medical  check-ups,  beautiful  gardens for  walk  and exercise  and small activity  centre  for  the  residents  so  they  can engage  themselves and earn for themselves. 
✓ It always celebrates various festivals,  birthdays  and  anniversaries. 
✓ It has a facility of library  and reading  rooms etc. 
✓ It is either charged on monthly basis or yearly basis.

5. ON THE BASIS OF  OWNERSHIP

a. INDEPENDENT HOTELS
✓ They do not have ownership or management affiliated with other people. 
✓ They have only single family owner or independent property. 
✓ They have no relationship to  the  other hotels regarding  policies,  procedures,  financial obligations,  management  of accounting  etc. 
✓ The owner will decide who would be the target cliental, the  standards of service, room tariffs,  class  of  people  to  the  patron etc. 

b. CHAIN OF HOTELS
✓ Chain usually makes rules regarding  standards,  policies,  procedures etc. 
✓ The more reputed chain imposes the stronger control  on the  individual  property. 
✓ The chain with less control  organizations allow  individual  property  exercise  more  and more and solve  most of the  problems themselves. 
✓ Some chains exist on specific  architecture,  standards,  HK  policies,  etc. 

c. MANAGEMENT CONTRACTED HOTELS: 
✓ Management companies are organizations that operate  properties owned by others. 
✓ The hotel may be owned by an individual person or partnership or pvt. Ltd. Company. 
✓ The individual  hotel  may build up a  contract with professional  hotel  Management Company to operator the  proposed property.  These  contracts are  normally on long 
✓ term basis. 
✓ The contract is made between hotel  management and individual  hotel  under specific terms and conditions by the  law. 
✓ The management fee along with operating expenses is paired by the  individual  hotel and the  balance  of the  net profit  is often shared with hotel  management agency. 

d. FRANCHISE
✓ The hotels established quality  of their  product  and make  the  name  in market in developing  parent  owned company 
✓ Such organizations have  set standards for  design,  décor,  equipments,  operating procedure  to  which all  property  must follow.  This uniformly  helps the  organizations to grow  and maintains the  level  of service 
✓ The franchise usually offers the  national  and international  central  reservation service advertising  campaigns,  management  training  program  central  purchasing  facilities interior  design  services  etc 
✓ The franchise normally looks upon the  franchise  for  a  strong  brand name  which helps in  marketing  the  hotel 

e. REFERRED GROUPS
✓ Referred groups consists of independent hotels which have  grouped together  for  some purpose
✓ Though the properties in the  referred groups may be  different from each other but there  is  a  sufficient  consistency  in  the  quality  of  service  to  satisfy  the  guest expectation
✓ The member hotel recommends guests to another hotel 
✓ The referred groups also  extend benefits of more  extensive  reservations and advertising  through  resources 

f. TIME SHARE HOTELS
✓ Time share hotels properties typically  involves individuals who  purchase  the ownership of the  accommodation for  a  specific  week  or  weeks 
✓ The price of the property will  depend upon the  number of weeks indented to stay 
✓ The guest can choose peak season, semi peak  or off season 
✓ The owner pays a price for a certain number of years and has a right to stay at the hotel  during  those  period 
✓ He is also required to pay an annual  contribution towards the  maintenance  of apartments or  accommodation or public  area,  electricity,  water  supply  etc 
✓ The owner can also rent it out through the management 
✓ The owner can also exchange their resort which come under the same chain of hotels 
✓ The owner also enjoys the share of the benefit earned by company 

g. CONDOMINIUM (Condo hotels / Apartment hotels): 
✓ The apartment unit is developed on a single  ownership basis when each unit of the apartment  is being  purchased by an individual  owner  for  a  particular  time  period 
✓ Each owner has full right of a unit and shares the  cost common to the  complex  such as taxes,  insurance,  maintenance  and  up keep of public  area 
✓ Each owner can occupy or rent out independently but is required to  follow  the  rules and regulations  made  by the  management 
✓ Is required to pay the maintenance  charges 
✓ Some condominiums also have the facility of conferencing  and a  small  catering  facility 

6. OTHER HOTELS

a. Heritage  hotels
✓ The hotel which is converted into  an old building  or architecture  which are  heritage properties  of  an individual  country  is  known as heritage  hotels 
✓ Such heritage properties should come  under government of India’s king’s state 
✓ The palaces which belong to kings’ family but now  are  under government of India  can be converted  into  heritage  hotels.The  only  condition  is  that  the  building  has  been built  prior 1935 and there  should not be  any kind of exterior  change  in the  original  building  plan. 
✓ Heritage hotels can be  classified under  three  categories as 
⦁ Heritage Basic: The  building  must be  built prior  to  1950 and having  minimum 5 bedrooms (10 beds). 
⦁ Heritage Classic: The  building  must be  built prior  to  1935 and having  minimum 15 bedrooms (30 beds). 
⦁ Heritage Grand: The building  must be  built prior  to  1935 and having  minimum 30bedrooms (60 beds). 

b. Convention hotels: 
✓ It is a specialized hotel  in convention business including  wedding,  conferences,  banquets, events,  seminars  etc  other  than other  facilities  offered. 
✓ Convention hotels offer  banquet halls,  conference  halls of different  sizes,  gardenspace, public  address  system,  projectors,  dedicated  kitchen  for  banquets  etc. 

c. Supplementary accommodation
✓ In actual sense, these  are  not hotels but it illustrates the  sense  of hotel  by  providing accommodation facility  and food and beverage.  It  includes lodges,  Sarai,  Dharmashalas, tents,  rest  houses,  circuit  houses  etc. 

d. Boutique  hotels: 
✓ This hotel is basically  theme  based hotel  having  any unique  theme  on which the  hotel  is designed. 
✓ They are very small in the size but expensive  hotels. 
✓ Mainly caters to elite  group of people. 
✓ The staff of this hotel  is well  educated,  very  much experienced and specialized in a courteous  service. 
✓   This might be having one number of restaurants decorated on a  particular theme  serving the  best  cuisines  of  the  world. 

e. Ecotel:  
✓ It is a term used for a hotel  that has made important environmental  improvement to  its structure  in  minimizing  the  impact  on environment.  It  can be  known as Green Hotel  also 
✓ The following practices an Ecotel  should follow 
⦁ it should have 100% organic cotton sheets, towels and mattresses 
⦁ non smoking environment 
⦁ renewable energy resources, solar  or  wind energy 
⦁ towels and bed sheets should be on re use 
⦁ energy efficient lighting 
⦁ on site transportation on green vehicles 
⦁ serve organic  food 
⦁ no use of disposable dishes 
⦁ offering a fresh air  environment 
⦁ grey water recycling plant which is the  re-use  of kitchen,  laundry  and restroom  water  for gardening 
⦁ housekeeping uses non toxic  detergents and cleaning  agents 

f. B & B Hotel
⦁ It is referred as Bed & Breakfast Hotel 
⦁ It offers rooms and breakfast facility 
⦁ The main focus of this hotel  is on providing  Bed and only Breakfast facility 
⦁ It doesn’t offer  elaborated F  & B  service  facility. 
⦁ The target clientele  is Business people.
