✓ The owner pays a price for a certain number of years and has a right to stay at the hotel during those period
✓ He is also required to pay an annual contribution towards the maintenance of apartments or accommodation or public area, electricity, water supply etc

g. CONDOMINIUM (Condo hotels / Apartment hotels):
✓ The apartment unit is developed on a single ownership basis when each unit of the apartment is being purchased by an individual owner for a particular time period
✓ Each owner has full right of a unit and shares the cost common to the complex such as taxes, insurance, maintenance and up keep of public area
✓ Each owner can occupy or rent out independently but is required to follow the rules and regulations made by the management
✓ Is required to pay the maintenance charges
✓ Some condominiums also have the facility of conferencing and a small catering facility
6. OTHER HOTELS :
a. Heritage hotels :
✓ The hotel which is converted into an old building or architecture which are heritage properties of an individual country is known as heritage hotels
✓ Such heritage properties should come under government of India’s king’s state
✓ The palaces which belong to kings’ family but now are under government of India can be converted into heritage hotels.The only condition is that the building has been built prior 1935 and there should not be any kind of exterior change in the original building plan.
✓ Heritage hotels can be classified under three categories as
⦁ Heritage Basic: The building must be built prior to 1950 and having minimum 5 bedrooms (10 beds).
⦁ Heritage Classic: The building must be built prior to 1935 and having minimum 15 bedrooms (30 beds).
⦁ Heritage Grand: The building must be built prior to 1935 and having minimum 30bedrooms (60 beds).
b. Convention hotels:
✓ It is a specialized hotel in convention business including wedding, conferences, banquets, events, seminars etc other than other facilities offered.
✓ Convention hotels offer banquet halls, conference halls of different sizes, gardenspace, public address system, projectors, dedicated kitchen for banquets etc.
c. Supplementary accommodation:
✓ In actual sense, these are not hotels but it illustrates the sense of hotel by providing accommodation facility and food and beverage. It includes lodges, Sarai, Dharmashalas, tents, rest houses, circuit houses etc.
d. Boutique hotels:
✓ This hotel is basically theme based hotel having any unique theme on which the hotel is designed.
✓ They are very small in the size but expensive hotels.
✓ Mainly caters to elite group of people.
✓ The staff of this hotel is well educated, very much experienced and specialized in a courteous service.
✓ This might be having one number of restaurants decorated on a particular theme serving the best cuisines of the world.
e. Ecotel:
✓ It is a term used for a hotel that has made important environmental improvement to its structure in minimizing the impact on environment. It can be known as Green Hotel also
✓ The following practices an Ecotel should follow
⦁ it should have 100% organic cotton sheets, towels and mattresses
⦁ non smoking environment
⦁ renewable energy resources, solar or wind energy
⦁ towels and bed sheets should be on re use
⦁ energy efficient lighting
⦁ on site transportation on green vehicles
⦁ serve organic food
⦁ no use of disposable dishes
⦁ offering a fresh air environment
⦁ grey water recycling plant which is the re-use of kitchen, laundry and restroom water for gardening

f. B & B Hotel:
⦁ It is referred as Bed & Breakfast Hotel
⦁ It offers rooms and breakfast facility
⦁ The main focus of this hotel is on providing Bed and only Breakfast facility
⦁ It doesn’t offer elaborated F & B service facility.
⦁ The target clientele is Business people.
